Mr. Nick Samuelian is a Project Analyst with Kosmont Companies, supporting senior personnel with financial modeling, economic and market analysis, GIS mapping, project due diligence, and zoning review.
Prior to joining Kosmont full-time, he was an intern and gained hands-on experience in economic development and municipal finance, researching California financing tools (TIF, EIFD, CFD, CRIA, Surplus Land Act), building Excel models to evaluate their use in different jurisdictions, and creating case studies for client presentations. This work strengthened his research, financial analysis, and presentation skills while providing insight into how cities and developers structure projects.
Mr. Samuelian’s background spans real estate development, acquisitions, and public-private finance. He has experience with financial modeling, affordable housing finance, adaptive reuse, entitlement research, and construction oversight, contributing to feasibility studies, market analyses, stakeholder engagement, and capital stack structuring for both private investment and community-focused development.
He earned a Bachelor’s degree in Real Estate Development from the University of Southern California, where he was recognized on the Dean’s List and was active in the Trojan Real Estate Association.
